Special Stipulations are specific instruction written into a contract that are unique to this buyer and seller and are in addition to the standard contract form. A Special Stipulation controls if it conflicts with any preceding exhibit, addendum or paragraph.

There's a word for why we're all probably at least a little bit racist, even if we really don't want to be: Implicit bias. It's a term that describes what's happening when, despite our best intentions and without our awareness, racial stereotypes and assumptions creep into our minds and affect our day to day functioning.
Under the Federal Copyright Act of 1976, photographs are protected by copyright from the moment of creation and photographers have the exclusive right to reproduce their photographs. Unless you have permission from the photographer, you can’t copy, distribute, publicly display (online), or create derivative works from photographs. Copyright infringements – reproducing photos without permission – can result in civil and criminal penalties.
Advertising another agent’s listing is a good way to develop leads and to promote your own brokerage. However, before you do it, you must get the Listing Agent's permission in writing, permission from a member of the Broker Team and follow the rules against misleading representations. The name and the firm of the Listing Agent must be included as well as your name and firm. Many listing agents would be more than happy to have other agents promoting and advertising their listing. The thinking is that the more clients reached with your advertisement, the higher potential that a deal gets done.
